Yazoo clay — the Yazoo Formation of the Jackson Group — runs in a belt roughly 40 miles wide and 120 miles long across central Mississippi. It is documented to swell more than 200 percent and to exert pressures exceeding 25,000 pounds per square foot on slabs, piers and walls as it takes on and gives up water. Reporting indicates up to 65 percent of homes in the metro have sustained some degree of movement damage from it.
So "what is causing this" is seldom the live question. "Will this repair hold against that" is, and it is a genuinely technical question about capacity rather than a diagnostic one. That is where an independent engineer earns a fee here.
What Mississippi does require
A Remodeler licence from the State Board of Contractors is required for improvements to an existing residence exceeding $10,000, under Miss. Code Ann. 73-59-1(c). That is a licence to check — and unlike Texas, there is a register to check it on.
What an engineer is actually for
An independent structural engineer is paid to reach a conclusion and has no stake in the repair that follows. That is the whole product. A contractor can measure, photograph and explain — and should — but a contractor cannot be the neutral party on their own quote, and no amount of good faith changes that.
So the fee earns its keep when a question needs settling by someone with nothing to sell: when two companies have looked at the same wall and told you different stories, when a sale or a dispute needs a document, or when the scope being proposed is large enough that a second opinion costs less than being wrong.
When you do not need one
Most repairs proceed perfectly well on a measured evaluation. If the cause is not in dispute, the elevations are clear, and the scope matches what they show, an engineering report will usually restate what you already have. We will say so — it is not our fee, and sending people to buy reports they do not need is how a trade loses its reputation.
